Langley City

The City of Langley is the region’s historic commercial and civic core, characterized by a pedestrian-friendly downtown and a compact historic city centre that is rapidly being rezoned to capitalize on the future SkyTrain terminus. Willoughby

Willoughby is the Township of Langley’s primary growth engine, defined by extensive master-planned communities rather than a traditional downtown core. Development is characterized by a high volume of newly-constructed, ground-oriented townhomes and carriage homes, complemented by mid-rise condominium buildings. The planning emphasizes creating complete suburban communities with new schools and integrated local amenities.

Willowbrook

Situated on the border of the City and the Township, Willowbrook is transforming from a purely commercial district into a high-density residential node. The area is anchored by the Willowbrook Shopping Centre and will be served by a future SkyTrain station, which has triggered a wave of concrete highrise and lowrise development. Presale buyers are attracted to the convenience of having major retail anchors, grocery stores, and rapid transit connectivity all within a short walking radius.

Growth & Development

The defining project for the region is the Surrey-Langley SkyTrain extension, which will terminate in Langley City. This infrastructure is reshaping land use planning in both municipalities, encouraging density along Fraser Highway and 200 Street. In the City of Langley, this means replacing older low-density stock with mixed-use buildings that support a walkable population.

In the Township, growth is guided by neighbourhood plans that ensure infrastructure keeps pace with development. The “Transit Oriented Areas” policy is now in effect near the future Willowbrook station, mandating higher density forms such as highrise towers to maximize the utility of the new line. Simultaneously, projects like the widening of 208 Street aim to improve flow through the rapidly growing Willoughby corridor. Aldergrove

Historically a quiet community on the eastern edge of the Township, Aldergrove is undergoing significant revitalization. The new Aldergrove Town Centre development is replacing the former mall with a mixed-use district featuring multiple mid-rise buildings and new public spaces. This area offers a more attainable price point than Willoughby or Langley City, attracting buyers who value community planning and a slower pace, while remaining connected to the Fraser Valley’s main corridors.

Why Choose a Home in Langley?

Langley offers two distinct options for homebuyers. In Langley City, presale development is focused on mid-rise buildings, especially surrounding the future SkyTrain terminus at 203 Street. The city has updated its land use policies to support more housing near transit and shops to make it easier to live close to services without relying on a car.

In Langley Township, Willoughby has already been undergoing large-scale growth for a decade, dominated by townhome communities and low- to mid-rise condominiums within master-planned communities, such as Latimer Heights and Willoughby Town Centre. The area surrounding the future Willowbrook SkyTrain station will be a focus for dense urban development, including highrise towers over 40 storeys. Alternatively, Aldergrove is developing at a slower pace with more gentle density within its town centre.
